New State Coffee Building Guthrie, OK
“historic Warehouse!”
This was originally built in 1904 as the Williamson Halsell Frazier Grocier Company. Since that time it has housed many different companies. Most recently it housed Light Is Right an ultralight back packing company.
In 2004 we received the Foucart Award for Creative Reuse on our design and remodel.
Currently we have our sites on remodeling the property as an antique auction house on the main floor with offices and Clothes for Hugs (a not-for-profit) on the top floor and lower level.
Incase you did not read it on the home page, this is a very low loan-to-value loan.
We estimate our ARV will be $4.5 million, the current 'as-is" value is $1,350,000 and we are seeking a $337,500 on a first position loan. I am telling you, if you are an investor with a low risk threshold this is a great project for you.
